A NEW phase of a controversial multi-million pound redevelopment at a former colliery site - which drew complaints and protests from residents - has started to take shape.
Carnell Management Services (CMS) is delivering the new commercial development called Kestrel Park, off the Dearne Valley Parkway in Hoyland, which has been supported by Barnsley Council’s Property Investment Fund and the South Yorkshire Jessica Fund.
It will provide 77,411sq ft of industrial space across seven units, ranging in size from 3,000sq ft to 21,500sq ft, and is expected to generate 185 jobs.
Although the mass redevelopment of Hoyland’s land along the M1 corridor has been mired in controversy, it’s been lauded as a key location for businesses due to its close proximity to the motorway.
Enterprising Barnsley’s business investment manager, Shaun Higginbottom, said: “Kestrel Park is delivering some much-appreciated accommodation to meet high demand in the borough.
“We often have enquiries for smaller units like these coming from both expanding local companies and inward investors.
“It’s great to see a commercial property developer like CMS continuing to invest with confidence here, recognising Barnsley as a very attractive location for business.”
The local campaign group - REACH (Rebuilding Environment And Community in Hoyland) - garnered more than 3,000 signatures against the ‘decimation’ of the area.
Steve Bacon, from REACH, added: “Only yards away at another site in between Birdwell roundabout and Costa, where a large area of wildlife habitat including a newt pond and hedges have been bulldozed, seven units are already under construction.
“One has to ask how many more units and warehouses will be built and how much more countryside and wildlife habitat will be lost.”
Kestrel Park is due for completion early next year with units available in the spring, according to CMS.
Managing director Martyn Carnell said: “Our latest development, Kestrel Park, reinforces our commitment to investing in our local area.
“We have a long-standing positive relationship with Barnsley Council.
“Our collaborative partnership and shared vision have been key to the successful planning and implementation of this development, which delivers another dynamic scheme to the local economy.”
Coun Robin Franklin, cabinet spokesperson for regeneration and culture, believes the site’s positioning will be attractive to businesses, which has already seen delivery giant Evri occupy a huge venue nearby.
“Barnsley is open for business so we’re pleased to see work starting on this site, which will provide much needed and high-quality space, and strengthens our excellent relationship with CMS, he added.
“It’s fantastic that they believe Barnsley is a place where businesses can invest and thrive.
“The site is in an excellent location with great links to the M1 at junction 36, and we’re looking forward to seeing the site develop, encourage business growth, provide new employment opportunities for our residents and boost our local economy.”
